A LOOK AT THE DEMOLITION PERMITTING PROCESS

Plan for the Permit Process

Every city and/or county has a little bit different demolition permitting process. A rule of thumb is that every building that has to have a permit to build will need a permit to demolish. This applies to those that were built illegally as well. Plus, each separate building will need its own permit. A bond may be required as well to ensure the safe and sanitary completion of the demolition project. A plumbing permit may be required, and utilities will need to be disconnected. It’s good to have all of this ready for when you submit your demolition request.

Apply for a Demolition Permit

However, one common thread between all of the processes is a demolition application. This is a form provided by the city and/or county that is filled out with all of the pertinent information for your demolition permit. The demolition company usually has to submit a copy of their insurance and a plan for the property once the demolition is complete or a grading plan. There is also a fee that has to be paid for the permit. Some municipalities allow for online submittals for demolition permits; others do not.

A Demolition Decision is Made

Your demolition application and all of the accompanying materials will then be reviewed by the appropriate parties. While every city and/or county is different, you should hear back on acceptance within three business days. However, if you are missing any important information, you will be notified so that you can submit that as well.

Enter the Pre-Demolition Phase

Once your Jacksonville demolition job has been approved, the demolition contractor will then enter the pre-demolition phase. This is where all of the planning happens, as well as the final tasks are completed. Heavy equipment will be arranged and accounted for, and everyone will be brought up to speed on the details of the demolition project. This process can be extensive, depending on how complicated the demolition project is, if there are more than one structure involved, and the location of the demolition, such as a high-traffic area. Sometimes, the area will need to be cordoned off, which may require approval from the city as well. Truly, there are many details to a demolition project that have to be performed ahead of time that if all tasks are accomplished, the demolition process itself should be relatively easy.
